These Terms and Conditions apply to your use of our website and any accommodation booking made directly through Steeltown Property.

By using our website or completing a booking, you agree to these terms.

2. Our Website

Our website allows customers to:

  • View and book available accommodation

  • Submit accommodation enquiries

  • Request longer-term accommodation

  • Enquire about property management services

  • Contact our team

You must use the website lawfully and provide complete and accurate information when making a booking or submitting an enquiry.

We may update, suspend or withdraw any part of the website without notice.

3. Accommodation Bookings

Accommodation shown on our website may be owned, leased, operated or managed by Steeltown Property.

A booking is not confirmed until:

  • You have completed the required booking information

  • Payment has been successfully processed

  • You have received a booking confirmation from us

Availability shown through the booking engine may change until the booking has been confirmed.

The person making the booking must be at least 18 years old and authorised to make the booking on behalf of all guests included in it.

4. Prices and Direct Booking Rates

Prices will be displayed before you complete your booking.

Prices may vary depending on:

  • The property

  • Booking dates

  • Length of stay

  • Number of guests

  • Availability

  • Seasonal demand

  • Additional services requested

We may offer direct-booking rates that are not available through third-party platforms such as Airbnb or Booking.com.

However, we do not guarantee that our website will always display the lowest price available through every platform or provider.

Unless stated otherwise, the total price displayed during checkout will include the accommodation charges and any mandatory fees applicable to the booking.

5. Payments

Payments made through our website are processed securely using Stripe.

We do not normally store your full payment card details.

You authorise us and our payment provider to take the amount shown at checkout using the payment method supplied.

A booking will not be confirmed if payment is declined, incomplete or later reversed.

We may cancel a booking where:

  • Payment has not been received

  • Payment information appears fraudulent or unauthorised

  • A payment is reversed or disputed without reasonable grounds

  • There has been an obvious pricing or availability error

6. Cancellation Policy

You may cancel your booking free of charge where we receive your cancellation at least 14 clear days before the scheduled check-in date.

Where a valid free cancellation is made, we will refund the accommodation payment to the original payment method.

Bookings made within 14 days of check-in are non-refundable.

Cancellations received fewer than 14 clear days before check-in are also non-refundable.

This means:

  • 14 days or more before check-in: Free cancellation

  • Fewer than 14 days before check-in: No refund

  • Booking made fewer than 14 days before check-in: No free cancellation

  • Failure to arrive: No refund

  • Early departure: No refund for unused nights

Cancellation requests must be made by email to info@steeltownproperty.co.uk.

The cancellation is only effective when received and acknowledged by us.

Any refund due will be processed through the original payment method. The time taken for the refund to appear will depend on Stripe, your bank and your card provider.

Nothing in this section affects any legal rights that cannot lawfully be excluded.

7. Booking Changes

Requests to change booking dates, properties, guest numbers or the length of a booking are subject to availability and our approval.

Changes may result in:

  • A higher or lower accommodation price

  • Additional cleaning or administration costs

  • A requirement to make a new booking

  • Application of the cancellation policy to the original booking

We are not required to approve a requested amendment.

Extensions must be agreed and paid for before the original check-out date.

8. Check-In and Check-Out

Check-in and check-out times will be provided in the booking confirmation or arrival information.

Guests must:

  • Follow the check-in instructions

  • Vacate the property by the stated check-out time

  • Return keys or access devices as instructed

  • Leave the accommodation in a reasonable condition

  • Report damage or maintenance issues promptly

Unauthorised late check-out may result in additional charges where it affects cleaning, staff or the next booking.

9. Guest Responsibilities

Guests must use the accommodation responsibly and comply with the property rules communicated before or during the booking.

Unless we agree otherwise, guests must not:

  • Exceed the permitted number of occupants

  • Allow unregistered guests to stay overnight

  • Hold parties or events

  • Cause excessive noise, nuisance or antisocial behaviour

  • Smoke or vape inside the property

  • Bring pets into the property

  • Use the property for illegal or commercial activities

  • Tamper with safety, security or access equipment

  • Damage the property, furniture or contents

  • Disturb neighbours or other guests

The lead guest is responsible for the conduct of everyone included in the booking.

Serious or repeated breaches may result in termination of the booking without a refund.

10. Damage, Loss and Additional Charges

You are responsible for damage, loss or additional costs caused by you or anyone included in your booking, except for reasonable wear and tear.

Additional charges may include:

  • Damage to the property or contents

  • Missing items

  • Excessive cleaning

  • Smoking or vaping inside the property

  • Lost keys or access devices

  • Unauthorised guests, pets, parties or events

  • Call-out costs caused by guest actions

  • Unauthorised late check-out

  • Breaches of the property rules

We may request reasonable evidence of any damage or additional costs.

Where permitted, you authorise us to charge the payment method used for the booking. If this is not possible, we may invoice you separately.

11. Property Information and Availability

We aim to ensure that property descriptions, photographs, facilities and availability are accurate.

However:

  • Photographs may be illustrative

  • Furniture and decoration may change

  • Minor maintenance issues may arise

  • Facilities may occasionally be unavailable

  • Information supplied by third parties may contain errors

We reserve the right to correct obvious errors in prices, descriptions or availability.

Where an obvious error affects a booking, we may offer you the correct booking terms or cancel the booking and issue a full refund.

12. Changes or Cancellation by Us

We may change or cancel a booking where reasonably necessary because of:

  • Property damage

  • Safety or compliance concerns

  • Essential maintenance

  • Utility failure

  • Unavailability of the property

  • An error in availability or pricing

  • Events outside our reasonable control

  • A breach of these terms

Where we cannot provide the booked property, we will take reasonable steps to offer:

  • Suitable alternative accommodation; or

  • A refund for the accommodation we are unable to provide

We will not require you to accept alternative accommodation that is materially unsuitable.

13. Longer-Term and Workforce Accommodation Requests

You may use our website to request longer-term accommodation for:

  • Contractors and workforce teams

  • Corporate placements

  • Temporary relocation

  • Insurance accommodation

  • Project-based requirements

  • Other extended accommodation needs

Submitting a request does not create a confirmed booking or guarantee that suitable accommodation will be available.

We may contact you to confirm the requirements, pricing, payment arrangements and booking terms.

A longer-term booking may be subject to separate or additional terms agreed before confirmation.

14. Relationship with Booking Hub Limited

Booking Hub Limited is a sister company of Wright Accommodation Limited.

Where Steeltown Property does not have suitable availability or the resources required to fulfil an accommodation request, we may refer the request to or work with Booking Hub Limited.

Booking Hub Limited may help to:

  • Source suitable accommodation

  • Contact accommodation providers

  • Coordinate options and quotations

  • Arrange or manage the booking

  • Support longer-term, workforce or UK-wide requirements

Relevant contact, company, guest and accommodation-request information may be shared with Booking Hub Limited for this purpose.

Where Booking Hub Limited takes responsibility for arranging or fulfilling the booking, its own terms, privacy policy, pricing and payment arrangements may apply. You will be told where this is the case.

15. Property Management Enquiries

Landlords and property owners may use the website to enquire about our property management services.

Website information relating to property management is general information only. It does not create an offer, guarantee or management agreement.

Every managed or leased property will be governed by a separate written agreement with the property owner. This may include a:

  • Property management agreement

  • Rent-to-rent agreement

  • Guaranteed-rent arrangement

  • Other bespoke commercial agreement

The specific services, charges, responsibilities and commercial terms will be set out in that separate agreement.

16. Complaints and Problems During a Booking

You should report problems as soon as reasonably possible so that we have an opportunity to investigate and resolve them.

Where a problem is not reported during the booking, our ability to investigate or provide a remedy may be limited.

We will consider complaints fairly and in accordance with your legal rights.

17. Our Liability

Nothing in these terms excludes or limits liability where it would be unlawful to do so, including liability for:

  • Death or personal injury caused by negligence

  • Fraud or fraudulent misrepresentation

  • Breach of legal rights that cannot be excluded

Subject to the above, we are not responsible for:

  • Losses that were not reasonably foreseeable

  • Losses caused by inaccurate information supplied by you

  • Personal belongings lost, stolen or damaged without fault on our part

  • Disruption caused by third-party services or utility providers

  • Failure to provide services caused by events outside our reasonable control

  • Business losses suffered by a consumer

  • Indirect or consequential losses

Guests remain responsible for taking reasonable care of their own belongings and securing the accommodation when leaving it unattended.

Where you make a booking wholly or mainly for business purposes, our total liability relating to the booking will not normally exceed the total amount paid to us for that booking, except where the law does not allow such a limitation.

18. Events Outside Our Control

We are not responsible for delay or failure caused by events outside our reasonable control.

These may include:

  • Severe weather

  • Flooding or fire

  • Utility or internet failures

  • Government restrictions

  • Industrial action

  • Transport disruption

  • Public-health emergencies

  • Damage that makes a property unsafe

  • Failures by third-party providers

We will take reasonable steps to reduce disruption and communicate with affected customers.

19. Website Use

You must not:

  • Use the website unlawfully or fraudulently

  • Attempt to gain unauthorised access to the website or its systems

  • Introduce viruses or harmful technology

  • Scrape, copy or extract website data without permission

  • Interfere with the website’s security or operation

  • Make false, speculative or fraudulent bookings

We may restrict access to the website where misuse is suspected.

The website and its content, including text, branding, logos, photographs, graphics and layout, are owned by or licensed to Wright Accommodation Limited unless stated otherwise.

You may view and use the website for personal or legitimate business-enquiry purposes.

You must not copy, reproduce, republish, distribute or commercially exploit website content without written permission.

21. Third-Party Services and Links

Our website may contain links to third-party websites or use services supplied by third parties, including Stripe, maps, booking tools and social media platforms.

We are not responsible for the content, availability, security or terms of third-party websites.

Your use of a third-party service may also be subject to that provider’s terms and privacy policy.

22. Privacy and Cookies

Our collection and use of personal information is explained in our Privacy Policy.

Our use of cookies and similar technologies is explained in our Cookie Policy.

Both policies form part of the information governing your use of our website.

23. Changes to These Terms

We may update these Terms and Conditions where our services, website, booking arrangements or legal obligations change.

The version applying to your booking will normally be the version in force when the booking is confirmed.

The latest website version will show the date it was last updated.

24. Severability

If any part of these terms is found to be unlawful or unenforceable, the remaining sections will continue to apply.

25. No Waiver

If we do not immediately enforce a right under these terms, this does not mean that we have waived that right.

26. Governing Law

These terms are governed by the laws of England and Wales.

If you are a consumer, you may also have the right to bring proceedings in the part of the United Kingdom where you live.

If you are booking for business purposes, the courts of England and Wales will have exclusive jurisdiction.
